Alira Muchiri: Are you concerned about the impact of Coronavirus on your sale or purchase of property?

Hi, I’m Alira Muchiri. I’m a senior lawyer here in our business and property team at Turnbull Hill Lawyers.

During this chaotic time, we’re still here to help you with your sale or purchase of property.

As you’re maybe aware, your real estate agent will need to hold a copy of the Proposed Contract for Sale in order to market your property. We are able to take your instructions via email or telephone in order to enable us to prepare that contract for you, and we can email it to your real estate agents.

If you’re thinking of selling your property, or you’ve already started the process, you should talk to your real estate agent about how they plan on conducting inspections. Real estate agents are not carrying out the usual open house on a Saturday morning.

Once you do find a buyer for your home, we are able to assist you via telephone or video conferencing, so that you don’t have to physically attend our office in order to go through your purchase contract. We are experienced in using the electronic settlements platform called PEXA, so that we are able to electronically settle your sale or purchase. We also use DocuSign, which is a secure digital signature platform, which will enable you to sign your sale or purchase contract remotely.

If you’re thinking of purchasing a new home at the moment, my single biggest piece of advice would be to ensure that you have unconditional finance approval before you enter into your contract, your cooling off period expires, or your subject to finance period until your contract expires.

In relation to pest and building inspections, we’ve been speaking to some of the inspectors that we deal with who would advised that they’ve put measures into place to ensure that they can carry out inspections safely. They are taking gloves, masks and hand sanitiser to inspections to ensure that they carry out the inspection safely.

We are able to assist you via telephone or video conferencing to discuss your purchase contract so that you don’t have to attend our office for a face-to-face meeting.

Obviously, this is a rapidly changing situation. We will continue to be available to provide you with advice remotely as the situation changes. If you have any questions or concerns around buying and selling property, please feel free to contact us here at Turnbull Hill Lawyers.
